       by an Act of Assembly in the County of Talbot the one
       Tract of Land Called taken up and pattent by Thomas
       Marsh and Called by the Name of Popherned Survey
       and Laid out for three hundred Acres more or less
       The other Tract of Land taken up and pattent by
       Thomas Bradnox and Called by the Name of
       Broad Oak Surveyed and Laid out for five
       hundred acres more or Less which said two
       Two Tracts of Land Joyning together by Severall
       Mean Assignments was settled and vested upon
       James Riggby of Annarundell County Gentleman
       And the Said James Riggby by his deed of Conveyance
       Indented and Inrolled according to Act of
       Assembly in that Case Made and provided  And
       Remaining Amongst the Records of the Provinciall
       Court bearing date the fifteenth day of
       May In the yeare of our Lord one thousand Six
       hundred Ninety and Seaven Conveyed unto the said
       Abraham Johns and William Cole their heires and
       Assignes for ever And to and for None other use
       Intent or purpose whatsoever as by the said deed
       of Bargaine and Sale of feoffments remaining
       upon Records as aforesaid Relation being thereunto
       had it doth and May More fully and At Large
       Appeare Beginning at an ^old^ bounded oak standing
       East North east two hundred and fifty Pches and from
       the end of the Said Line by a line drawn South
       South east three hundred sixty five pches then south
       west One hundred and eighty Pches and from the end of
       the Said South west line by a line drawn west South west
       three hundred and Ninety Pches w.ch the bay then by
